Comparables Database
Build a searchable database of comparable evidence from document extractions, sold properties, and standalone comparable schedules.
Where Comparables Come From
- Document extraction — When brochures mention recent transactions, the AI extracts them automatically.
- Sold properties — When you mark a property as sold, a comparable record is created with verified transaction details.
- Comparable schedules — Upload a standalone spreadsheet and each row is extracted as a separate comparable.
Deduplication
- Exact match — Same address and date are merged automatically
- Fuzzy match — Similar addresses with close dates are flagged for review
- Manual merge — You can merge duplicates from the comparables list view
Data quality
Comparables from sold properties are marked as "Verified". Extracted comparables are marked as "Extracted" — always cross-reference with original sources for formal valuations.
Browsing & Filtering
- Sector — Office, Industrial, Retail, Mixed Use, etc.
- Location — City or postcode area
- Date range — Filter to transactions within a specific period
- Price range — Minimum and maximum transaction values
- Yield range — Filter by net initial yield
Uploading Comparable Schedules
- Go to Upload in the sidebar
- Select your Excel file containing transaction data
- Choose Comparable Schedule as the document type
- The AI identifies columns and extracts each transaction
- Review the extracted comparables and save
Best practice for Excel schedules
Include headers: Address, Date, Price, Yield, Tenant, Sector. Clear headers improve accuracy.
Comparable Fields
Each comparable record can include up to 23 fields:
- Address, city, postcode, sector
- Transaction date, price, yield (NIY and EY)
- Tenant name, lease terms, rent
- Floor area, price per sq ft
- Source document and extraction confidence
